Heritage consultants advise on the significance of historic buildings and places and on how proposed change will affect them. Their core work is the documentation that planning authorities require: heritage statements, heritage impact assessments, conservation management plans and statements of significance. Many also negotiate with conservation officers, support appeals, and advise on listing, delisting and enforcement matters. When a heritage consultant earns their fee
Most councils require a heritage statement with any application affecting a listed building or conservation area. For minor, uncontentious work a short proportionate statement may be all that is needed; for anything substantial, the quality of the heritage case often decides the application.
A good consultant does more than describe the building. They assess its significance, weigh the harm and benefit of what is proposed, and frame the scheme so that decision-makers can consent to it lawfully. That framing is most valuable early, while the design can still move; a consultant brought in after refusal can only argue with what exists.
Ask about relevant casework: building types, local authorities dealt with, and appeal experience. Many consultants are members of the IHBC (Institute of Historic Building Conservation), which is a reasonable marker of professional standing.
Fees are usually modest relative to the cost of a refused application and a redesign, which is the comparison worth making.

What is a heritage statement and when is one required?
A document accompanying a planning or Listed Building Consent application that describes the significance of the affected heritage asset and assesses the impact of the proposals on it. Most local authorities require one for any application affecting a listed building or conservation area.
What is the difference between a heritage consultant and a conservation architect?
The consultant assesses significance and makes the planning case for change; the architect designs the change. On larger projects the two work together; on small ones a single practice may cover both roles.
Can a heritage consultant help after an application is refused?
Yes. Consultants regularly review refusals, advise on whether an appeal or a revised application is more promising, and prepare heritage evidence for appeals. Involving one before redesigning usually saves at least one further round.
