Instructing a surveyor for an older building
Match the survey to the building. A standard homebuyer report is rarely adequate for a listed or pre-1919 property; a full building survey (RICS Level 3) by someone with traditional-building experience will identify what matters and what is normal for the construction.
Ask how the surveyor approaches damp. Older solid-walled buildings are routinely misdiagnosed with “rising damp” where the real causes are raised ground levels, cement renders, blocked ventilation or leaking rainwater goods. A surveyor who investigates causes rather than prescribing injected chemicals will save you money.
Check credentials and insurance: RICS membership, professional indemnity cover, and for sensitive buildings, conservation accreditation (RICS Conservation Accredited Surveyors or similar).
If the survey leads to work, consider retaining the surveyor to specify and inspect the repairs; a clear specification lets contractors price like for like and protects everyone during the job.
Questions to ask
What level of survey does a listed building need before purchase?
A full building survey (RICS Level 3) carried out by a surveyor experienced with traditional construction. Standard valuation and homebuyer reports are not designed to assess historic fabric, and lenders' valuations tell you almost nothing about condition.
Why do surveyors distrust quick damp diagnoses in old houses?
Because electrical moisture meters read high on old plasters and salts regardless of actual damp, and the common causes in solid-walled buildings are external: raised ground levels, cement render, defective gutters and poor ventilation. Treating symptoms with injected damp-proof courses often wastes money.
What is a schedule of repair?
A prioritised, itemised list of defects and the works needed to put them right, usually ordered by urgency. It forms the basis for obtaining comparable quotations and for planning repairs over several years.
