Repair, upgrade or replace?

Start from the presumption that original joinery can be repaired. Rotten sections can be spliced in matching timber, sashes re-corded and rebalanced, and putty and paint renewed; a window that looks beyond hope to a general builder is often a routine job for a specialist. On listed buildings, repair also avoids the consent problems that replacement raises.

Draught-proofing transforms comfort for modest cost. Brush and gasket systems fitted into the frames cut draughts and rattle substantially, and slim double or vacuum glazing can sometimes be fitted to existing sashes – though on listed buildings glazing changes usually need consent.

Where replacement is unavoidable, match what is there: section profiles, glazing bars, horn details and glass type all show. Ask the joiner what timber they use and how it is finished; slow-grown or modified softwoods and factory priming extend repainting cycles.

Get a survey of every opening rather than a per-window rate; condition varies hugely across one house.

Questions to ask

Can I replace windows in a listed building?

Replacing windows in a listed building almost always needs Listed Building Consent, and consent normally favours repair of the originals. Where replacement is justified, new windows generally must match the originals in material, profile and glazing pattern.

Is it worth draught-proofing original sash windows?

Yes. Fitted brush and gasket systems typically cut air leakage and rattle at a fraction of replacement cost, keep the original glass and joinery, and normally need no consent because the appearance is unchanged.

How do I tell whether a timber window can be repaired?

Probe the bottom rail, cill and joints; localised softness can be spliced, and loose joints re-glued and pegged. Replacement is only compelling when most of the frame has decayed, and a window specialist's survey costs little compared with joinery.
