Metal Windows

Metal windows range from medieval and Tudor leaded lights in wrought iron to the steel casements fitted in enormous numbers between the wars and the bronze and steel sections used in twentieth-century public and industrial buildings. The firms here repair, refurbish, re-galvanise and replicate them. Much of the work is corrective: original steel windows were often installed without effective protection and rust expands within the section, cracking glass and distorting frames. Refurbishment is usually possible and generally preferable to replacement, particularly where the windows are original to a listed or conservation-area building.

Repairing rather than replacing metal windows

Understand why they fail. Steel corrodes and expands as it does so, and that expansion breaks glass, cracks putty and bows sections. The frame itself is usually sound metal; it is the rust and the loss of protective coating that need addressing.

Refurbishment is normally viable. Removing the frame, stripping paint and rust, hot-dip galvanising and powder coating, then reglazing and rehanging, generally produces a window that will outlast a replacement, and it retains the original section profile that gives the building its character.

Be realistic about thermal upgrades. Slim sealed units can be fitted into some sections and not others, and the frame itself remains a cold bridge. Draught-proofing, secondary glazing and repair of the surrounding reveal often deliver more comfort per pound than reglazing.

Match sections if you must replace. Modern replacement ranges vary considerably in sight line and profile, and a heavier section changes the appearance of an elevation immediately. Conservation officers usually assess metal window applications on the profile drawing rather than the product name.

Questions to ask

Can rusted steel windows be saved?

Usually. Unless a section has corroded right through, stripping, galvanising and recoating restores the frame, and localised sections can be let in where loss is severe. Replacement is rarely the only option, though it is often the first one offered.

Can double glazing be fitted into original steel casements?

Sometimes. Slim sealed units suit some sections and not others, and the added weight and thickness affect hinges and closing. Where the units will not fit, secondary glazing and draught-proofing are the usual alternatives on a listed building.

Do metal windows in a conservation area need permission?

Replacement windows on the principal elevations of buildings in conservation areas are often controlled, and always are on listed buildings. Like-for-like repair does not normally need consent, which is a further argument for refurbishment.
