Historic Hop Barn Conversion in Warwickshire – Bespoke Cast Iron Rainwater System by Tuscan Foundry
Location: Warwickshire · Building Type: Grade II Listed Hop Barn (Residential Conversion)
Completed: June 2023
Client: Jill Jones
Overview
This unique project transformed a historic Grade II listed hop barn in rural Warwickshire into a welcoming family home. Respecting the barn’s character was paramount, particularly for the rainwater management system, which needed to deliver modern performance while preserving the building’s traditional aesthetic.
The Challenge
We were tasked with specifying a high-capacity, heritage-appropriate rainwater system for a broad roofscape, while meeting strict conservation expectations for a listed property. A bespoke hopper head incorporating a commemorative date stamp was also required to mark the conversion milestone.
Our Solution
Tuscan Foundry collaborated closely with the client, Jill Jones, to develop a system featuring deep half-round gutters paired with 75 mm round downpipes to increase capacity. We supplied rise-and-fall side rafter brackets to support the gutter line along the existing timber structure sympathetically. Our in-house patternmaking and casting teams produced a bespoke hopper head with an engraved date stamp, providing a robust, personal finishing detail.
The Outcome
“The new cast iron system is both beautiful and practical. The date-stamped hopper head is a lovely touch that celebrates our home’s history.” — Jill Jones
The installed system delivers long-term durability and reliable rainwater performance, while blending seamlessly with the barn’s restored façade. The deep-profile gutters, 75 mm downpipes, and tailored bracketry preserve the building’s agricultural character and meet heritage objectives.
